House Rules

$120HK Cleaning fee applies to stays less than 3 nights.
This can be paid in cash on arrival.

This is a Strictly NON SMOKING Flat.

US$ 300 deposit will be collected upon check-in. It will be refundable when check out.

We have dirty towels for cleaning under the sink. They can used to clean dirt or spills and stains.
Clean towels are only for drying yourself.
Any stains from Tea, Coffee, Wine or MAKEUP that cannot be removed will be charged at US$ 15 for EACH towel.

UPON ARRIVAL AT PROPERTY, ALL GUESTS MUST WAIT FOR ME AT THE FRONT GATE OUTSIDE OF THE BUILDING. BUILDING RESIDENTS WILL COMPLAIN TO PROPERTY MANAGEMENT IF THE LOBBY AREA INSIDE BUILDING IS BLOCKED. THANKS FOR YOUR KIND UNDERSTANDING FOR AN ENJOYABLE STAY.

Check in time is AFTER 2:00 pm. Please ensure I have you flight details so i can arrange for your arrival.
Please make sure to contact us by phone / text once you have collected your bags and i will arrange to be at the apartment wthin 45 min of that time so i can meet you at the flat to hand you the keys and acquaint you with the surroundings.

Guests must wait for me OUTSIDE the building upon arrival and not enter the building without us as this causes unnecessary misunderstandings with the property management and residents of the buildings.

Check out time is at 12:00 Noon, and my cleaning crew will arrive very shortly after to service and inspect the flat for the next guest, if you would like to have a late check out please ask via email and wait for confirmation.

Please help us save the environment by turning off electrical appliances when leaving the apartment or not using them.

Electric water heaters need 10-12 minuets to boil before your shower, and they need to be turned off when not in use.
If it breaks due to prolonged time left on, you will not have any hot water for your stay and will be subject to expensive repair charges.
Gas ones are instant heat.

We spent 4 good days at TMC's place. The flat was clean, modern with all comfort and good bedding. The location is well situated (10 minutes by feet from the ferry pear) and 5 minutes by taxi (cheap in HK) from Lan Kwai Fong, the heart of HK night life. A very pleasant experience.

Clean and tiny place. Enjoy to stay in this apartment although its far from MRT and minibus stop to Kowloon area. I definitely consider to stay in this place again for my next visit.

Very pleased with this studio, positioned in a lively, close to metro and tram, with a guard pleasant. While there is a small problem but it's worth humidity for every HK ... Just regretted that access to channels such as TV5 Monde or FR 24 was paid, and kitchen equipment that needs to be strengthened.

The apartment is conveniently located in the district of Sheung Wan. To the MTR station there are 12 .15 min walking - but which one likes to take into account. The apartment sit very quiet (it is in an upper floor) - and equipped with everything you might need. In addition, you have a beautiful view over Hong Kong. Excessively high level of comfort you will not get - but the price-performance ratio is good.

Nice flat close to Central Hong Kong..all the ammenities that you need, TV, internet, comfy bed, good transport links. Very happy...

The apartment is very clean and comfortable. The location is convenient. It has a nice view which is hard to get in Hong Kong. The only drawback is the stairs that go up to the building elevator. It was quite an effort for us to carry 3 heavy suitcases to climb up the stairs. Overall, we had a present stay at this apartment.

Great Location that's close to everything you could want. Stanley buses are also just outside. Bright and sunny modern studio that had a delightful view across to a small forest. Would definitely stay here again. Gemma also replied to all my questions swiftly

The apartment is fantastic. It's tiny but enough to stay super comfortable. It also has soap, shampoo, laundry detergent. They are small things that a traveler greatly appreciated. A fantastic stay.

Good location close to buses and Central. Description of accommodation is accurately described and we would definitely use it again if in H.K. again. Great value and very secure. Very clean and has everything one needs.
