Outside in front of the apartment there is a soccer, basketball field and a parking lot.
The apartment has 2 bedrooms with private bathrooms including hot water showers, 1 extra bathroom for the living room (tv, dvd player, stereo, etc) , a kitchen (Refrigerator, oven with stove, microwave, coffeemaker, toaster, etc.), and a combined lounge and dining room with comfortable furniture. It also has a large rooftop patio with a 360 degree amazing view of the entire city and surrounding mountains. The price of the rent includes WIFI, electricity, Cable TV and water.

Apartment Rules and Regulations

1. Tenants will be responsible for any policy violations, damages, or property losses attributable to you and your guests.
2. Any tenant who is present in an apartment/room and knows that a violation is occurring will be deemed complicit in the activity unless the guest has immediately reported the situation to us and/or has left the room upon discovering the violation.


1. Tenants shall not make or allow any disturbing noises in the unit by Tenant, family or guests, nor do, nor permit anything by such persons, which will interfere with the rights, comforts or conveniences of other persons.
2. All musical instruments, television sets, stereos, radios, etc., are to be played at a volume which will not disturb other persons.
3. The activities and conduct of Tenant, Tenant’s guests and minor children of Tenant or guests, outside of the unit on the common grounds, parking areas, or any recreation facilities must be reasonable at all times and not annoy or disturb other persons.
4. No lounging, visiting or loud talking, that may be disturbing to other Tenants will be allowed in the common areas at any time.
5. Alcohol: Some alcohol may be used inside the apartment/rooms only if you are not making any loud noises or having a big party until very late.


Costs of repair or clearance of stoppages in waste pipes or drains, water pipes or plumbing fixtures caused by Tenant’s negligence or improper usage are the responsibility of Tenant. Payment for corrective action must be paid byTenant on demand.

1. The unit must be kept clean, sanitary and free from objectionable odors.

2. Tenant shall assist management in keeping the outside common areas clean.

3. No littering of papers, cigarette butts or trash is allowed.

4. No trash or other materials may be accumulated which will cause a hazard or be in violation of any health, fire or safety ordinance or regulation.

5. Garbage is to be placed inside the containers provided and lids should not be slammed. Garbage should not be allowed to accumulate and should be placed in the outside containers on a daily basis.

6. Furniture must be kept inside the unit. All personal belongings must be kept inside the unit, or in storage areas approved in writing by Landlord/Manager. Any items outside the unit (unless approved in writing) are subject to removal by Landlord/Manager. Tenant may be charged for the cost of removal.

7. Articles are not to be left in the hallways or other common areas.

8. Clothing, curtains, rugs, etc. shall not be shaken or hung outside of any window ledge or balcony.

9. No pets or animals other than fish or crustaceans in an aquarium may be kept in your apartment/room at any time, including pets belonging to visitors. Guests may not bring pets into the building. Aquariums may not exceed 5-gallon capacity. Dogs trained and certified to assist the visually or hearing impaired (or upon consultation with the housing manager for other medical conditions) may be exempted from this regulation.
Any guest found in violation of the pet policy will be subject to contract cancellation. Also, there will be a charge levied to cover the cost of inspection and treatment, if needed, of the apartment/room for fleas or other insects brought in by an animal.


1. No smoking is allowed in unit, rooms or in shared areas of property.

2. All doors must be locked during the absence of Tenant.

3. All lights and appliances, except refrigerators, must be turned off before leaving the unit.

4. When leaving for more than five (5) days, Tenant shall notify management how long Tenant will be away.

5. If is not allowed to anyone to enter Tenant’s unit during Tenant’s absence.

6. The use or storage of gasoline, cleaning solvent or other combustibles in the unit is prohibited.

7. The use of charcoal barbecues is prohibited unless consent is obtained from Landlord/Manager.

8. No personal belongings, including bicycles, play equipment or other items may be placed in the halls, stairways or about the building.

9. Children on the premises must be supervised by a responsible adult at all times.

10. Candles may not be burned in bedrooms. Candles used in common areas must be attended at all times.

11. Guests are particularly requested to lock the door of their rooms when going out. For the convenience of the Guests, electronic safety lockers are provided (on request) to store any valuables. The Management will not in any way whatsoever be responsible for any loss / or damage to the Guest's belongings or any other property from either the apartment/room or any other part for any cause whatsoever including theft of pilferage


1. If the unit is supplied with a smoke detection devise(s) upon occupancy, it shall be the responsibility of Tenant to regularly test the detector(s) to ensure that the device(s) is in operable condition. Tenant will inform management immediately, in writing, of any defect, malfunction or failure of such smoke detector(s). Tenant is responsible to replace smoke detector batteries, if any, as needed unless otherwise prohibited by law.

2. Tenant shall advise management, in writing, of any items requiring repair (dripping faucets, light switches, etc.). Notification should be immediate in an emergency or for normal problems within business hours. Repair requests should be made as soon as the defect is noted.

3. Service requests should not be made to maintenance people or other such personnel.

4. Costs of repair or clearance of stoppages in waste pipes or drains, water pipes or plumbing fixtures caused by Tenant’s negligence or improper usage are the responsibility of Tenant. Payment for corrective action must be paid by Tenant on demand.

5. No alterations or improvements shall be made by Tenant without the consent of management. Any article attached to the woodwork, walls, floors or ceilings shall be the sole responsibility of Tenant. Tenant shall be liable for any repairs necessary during or after residency to restore premises to the original condition. Glue or tape shall not be used to affix pictures or decorations.

6. Tenants are responsible of all the furniture, accessories, etc in the apartments & rooms, therefore anything that will be damaged, broken must be replaced or fixed before you leave.

7. Using or attempting to use the property in a manner inconsistent with its designated purpose is prohibited.

8. You may not use any part of the apartment/room facility or grounds for commercial or nonresidential purposes. Door-to-door selling in the buildings is not permitted.

9.- All apartment/rooms keys are the property of us and may not be duplicated without our permission.

10.- You may not alter, modify, or damage your apartment/room or change locks and latches on apartment/room doors.

11. Painting may be permitted with the approval of the housing manager. Contact paper should not be used on shelves, walls, or floors in the apartments. Lightweight hanging items, such as pictures and wall hangings is forbidden.

12.- No appliances or any equipment may be removed from the apartment/rooms unless authorized by the housing manager. You will be responsible for the cost of floor, walls repairs, modifications to electrical wiring, etc, etc

13.- Some items are not permitted in any apartment/room. These include:
Firearms or other weapons, including but not limited to air guns and BB guns
Fireworks or explosive materials, whether factory-made or homemade
Flammable liquids and other similar materials except for sealed containers not exceeding eight-ounce capacity
Halogen lamps, sometimes called torchieres
Clothes washers and dryers
Antennas, satellite dishes, or other wires extending outside of windows
Illegal drugs
Burning candles and incense
In addition, you may not cover your apartment/room door with wrapping paper or any other flammable materials.

14. Writing on walls or any other areas is prohibited.

15. Fires are prohibited on apartment/room housing property

16. The water shall not be left running in bathroom, kitchen, or elsewhere in the demised premises, and all leaks shall be immediately reported to the caretaker.

17. The toilets, sinks, and wash-basins are to be used for the purpose for which they are intended, and no dust, rubbish, litter, coffee grounds, tea leaves, egg shells, parings, or garbage are to be put into same unless a waste disposal system for such purposes has been installed.

18. Tenants must not drive nails in walls.

19. Laundry washing and maintenance of washing machines within the apartment units and rooms are prohibited. Tenant shall not use bath tubs, basin, or kitchen sink for laundry purposes. Damage to the plumbing equipment resulting from this or any other abnormal use of the equipment must be repaired at the expense of the tenant.

20. When individual electric range, refrigerator, or other automatic equipment is included in the rental unit/room for the sole use of the occupant, such equipment shall be kept in a state comparable to that which it was in at the time of occupancy by tenant, except for reasonable wear and tear.

21. No window sills, fire escapes, ledges, or light shafts shall be used for storage purposes. No public halls or passageways shall, in any way, be obstructed by packages, boxes, or otherwise.
