House rules

*Minimum of 2 night stay apart from peak periods where the minimum stay increases.

Peak periods:
*August has a minimum of a 5 night stay unless there's a small window of dates available.
*Christmas and Hogmany has a minimum stay of 4 nights.

Check-in: Guests will be met at the apartment from 2pm. Check-ins after 11pm can be arranged but a charge may apply. Check-in times can be arranged once bookings are confirmed but please email before then if you have any questions.

Check-out: Any time before 11am.

If use of the 2nd bedroom is required in your booking please let me know in advance if you would like the beds made up as 2 twin beds or 1 super king size.

A rental agreement will be provided for signature prior to check-in, this can be emailed in advance.

A refundable security deposit is required prior to check-in. This will be refunded in full within 7 days (usually before) if there is no damage to the property or any items within the property. A £100 security deposit is required for 1-3 adult guests and a £200 deposit is required for 4+ adult guests.

Please note; the sofa-bed is a small double and is only suitable for short stays.

NO SMOKING ALLOWED WITHIN THE APARTMENT.

I was with my adult son and we were both completely satisfied with everything. It was all there that we needed, Elaine has always responded quickly to questions and good advice given on arrival to day trips and the remittance of the deposit was unbeatable. The area where the apartment is located is exciting and "real", ie beneficial untouristisch-who would not necessarily located in the center is right here.

We had a family of four a great week in Edinburgh. The apartment was functional and spacious and the location in the north (Leith) for us perfectly fine - just booming port and there you can find nice pubs and be able to train his English well. The bus services and shopping on site are good, you have to walk to the Old Town and New Town certainly expect 20-30 minutes.

Beautiful apartment with parking right outside the front door. Everything is there, that you need. Smooth handover. Super Cute and reliable. What more could you want? Highly recommended. Again any time!

Lovely apartment, well furnished and comfortable beds, kitchen is fairly small but a pass. Near the apartment is clearly developing. fast and good quality of internet TV channels. even center to walk (40 minutes) and fairly inexpensive public transportation to the center only 1.40 p or 3.5 pounds for a day pass. definitely recommended!

I recently spent 4 nights at Elaines awesome property in Leith. It was central to everything in Edinburgh and very easy to use. Very modern and comfortable place, would definalty stay again.

A real great apartment, there is nothing negative to report. Clean, well equipped and an excellent starting point for all excursions in and around Edinburgh. Highly recommended - all thumbs up :-)

Lovely, clean, well equipped, modern apartment that provided an excellent base for exploring Edinburgh. Close to Leith docks and Royal Yacht Britannia and a short ride into the centre of Edinburgh. Loads and loads of stuff to do and would recommend getting the 2 day bus ticket that roams all over Edinburgh and allows entry into a number of attractions. Park in the Ocean Terminal shopping centre close by for free and then catch the bus into the city. Very quick, cheap and convenient. Elaine was very helpful and we would thoroughly recommend this apartment and Edinburgh itself. A great place to have a city break.
