There is also a free shuttle to either The Canyons or Deer Valley Resorts right out the back door which can allow you to ski 3 of the top 10 ski resorts in america in one vacation if you want! Alpine Lodge was gut renovated in 2012 and can comfortably accommodate up to 2 guests and includes a fully equipped kitchen, a spa like bathroom with separate his and her sink vanities, copper fixtures, a rock wall accented whirlpool tub, flat screen TV with cable, iPod compatible radio, free Wi-Fi, and of course air-conditioning. The unit is on the 4th Floor and is a side unit which reduces the sounds from Main Street at night. The private balcony provides views of Main Street and the mountains, which is particularly beautiful at sunset.

Building amenities also include a hot tub (spa), laundry facilities, elevator access, and key pad door lock security.

Custom Concierge Services including grocery shopping, airport transfers, in home ski fitting, daily maid service, etc. are also available...just ask!

***All bookings of 4 or more nights at current published rate, receive complimentary arrival and departure cleaning services....all bookings under 4 nights are required to pay a one time housekeeping fee of $60.00. At your request additional housekeeping services can be arranged for an extra charge.

Rental Party: The guest confirms that he or she is over the age of 21 and can legally enter into this agreement. The rental party shall only consist of Guest and his/her family unless otherwise approved.

Maximum Occupancy: The maximum number of guests is limited to 2 persons. Anyone found staying with more than the maximum occupancy will automatically forfeit security deposit.

Term of the Lease. The lease begins at 4:00 p.m. on arrival date of confirmed reservation (the “Check-in Date”) and ends at 10:00 a.m. on the departure date of the confirmed reservation (the “Checkout Date”). An early check-in or late check-out may be available for a fee but must be arranged in advance. To ensure security, special time coded locks are installed and individual codes will be issued for each and every reservation. These codes will only work between the check in time and the check out time. The door codes will be invalid after the specified check out time and any attempt to stay in the unit later than check out will result in automatic lock out with no re-entry, forfeiture of your security deposit, and potential trespassing charges.

Housekeeping: There is a one-time fee of $60.00 per stay for a pre arrival and post departure cleaning. While linens, towels and kitchen and bath supplies are included in the unit, daily maid service is not included in the rental rate. Homeowner agrees to deliver the property in clean condition. If the premises appear dirty or damaged upon Check-in, Guest shall inform Homeowner immediately.
(Additional housekeeping services can be arranged for an additional $60 per cleaning)

Rental Rate and Fees: Payment in full is due immediately in order to confirm reservation.

Security Deposit: A security deposit of $500.00 is required. This must be received in order to confirm the reservation. The deposit is NOT applied toward rent; however, it is fully refundable within (14) business days of departure, provided the rules listed in Exhibit A (Rental Rules) are abided by. Furthermore if any damages are done or expenses incurred by the Guest in excess of the $500.00 security deposit, the Guest agrees to reimburse Homeowner for any and all additional expenses.

Cancellation Policy: If Guest wishes to cancel his/her reservation, the Guest will be refunded as follows:
• 50% refunded if cancelled 45 days or earlier than the Check-in Date.
• NO REFUND if cancelled less than 45 days prior to the Check-in Date.

No refunds will be given for storms, lack of snow, mountain closures, road closures, or other acts of god.

If the Homeowner has to cancel the reservation for ANY reason the Homeowner agrees to issue a 100% refund for the entire rental amount stated in this agreement to the Guest. The Homeowner will not be responsible for any additional expenses incurred by the Guest other than the amount stated in this rental agreement.

Accidents, Injuries, Illness, and Loss of Personal Property: The Homeowner is not responsible for any accidents, injuries or illness that occurs on the premises or its facilities. The Homeowner is not responsible for the loss of personal belongings or valuables of the Guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.

In Room Lock Box: There is a combination lock box in the condo closet. Homeowner will provide Lock Box combination to Guest at time of reservation confirmation. The code to the lock box is given only to previous guests however housekeeping, maintenance, and any other people who have access to the unit do not know the combo. This box is provided only as a convenience for guests however the Owner is not responsible for the safe, the lock, or the security of said safe or lock.

Travel Insurance: Travel insurance is insurance that is intended to cover medical expenses, financial default of travel suppliers, and other losses incurred while traveling, either within one's own country, or internationally. We encourage all renters to purchase traveler insurance.

Rental Rules: Guest agrees to abide by the Rental Rules attached as Exhibit A at all times while at the property and shall cause all members of the rental party and anyone else Guest permits on the property to abide by the following rules at all times while at the property. Failure to abide by these rules can result in full or partial forfeiture of the security deposit.

Payment: Acceptable payment methods: Credit Card (VISA MasterCard or AMEX) or Paypal Bank Transfer. In the event of a cancelled/bounced check there is a fee of $50.00.


Exhibit A - RENTAL RULES:

Failure to abide by these rules can result in full or partial forfeiture
of your security deposit!

1. Smoking is NOT allowed in the unit, on the balcony or in any of the building’s common areas.

2. People other than those in the Guest party set forth above may not stay overnight in the property. Any other person in the property is the sole responsibility of Guest.

3. The Guest agrees to keep the property and all furnishings in good order.

4. The Guest agrees to only use appliances for their intended uses.

5. The Guest agrees to inform the Homeowner of any damages done to the unit during the rental.

6. Pets are NOT allowed.

7. Falsified Reservations: Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check in. The Guest must be at least 21 years of age.

8. Unless previously agreed upon, Checkout must occur prior to 10:00am. If you would like to arrange for a late check out please contact Homeowner as soon as possible to determine if it will be available. Any attempt to stay in the unit later than check out will result in automatic lock out with no re-entry, forfeiture of your security deposit, and potential trespassing charges.

9. If the premises appear dirty or damaged upon Check-in, Guest shall inform Homeowner immediately.

10. Electric Fireplace - NEVER leave the electric fireplace on when not in the room!!!

11. Doors to Apartment and Balcony - Please remember to always lock the Front Door and Balcony doors when not in the room.

12. Skis, Boots, Boards and Other Equipment: The unit is equipped with a ski rack and mat to absorb water and prevent damage to the floor. We request that you keep your equipment in that area and do not leave wet/sharp equipment in a place where it could potentially damage the furniture or carpet. It is also possible to store your skis at the Town Lift storage facility so you don’t have to walk back from the slopes each day with your equipment.

13. Common Area Hot Tub: Free use on a first come first serve basis. Please leave the spa area in the same condition as you found it. No children under the age of 12 permitted in hot tubs at any time. When using the hot tub, remember there is a certain health risk associated with this facility. Use at your own risk. DO NOT STAND ON THE HOT TUB COVERS. Hot tub covers are for insulation purposes and are not designed to support a person or persons. They will break and you may be charged for replacement. Remember when not using the hot tub, leave cover on so hot tub will stay warm.

14. Common Area Laundry: Free use on a first come first serve basis. Please leave the Laundry area in the same condition as you found it.

15. Posted Common Area Rules: All rules posted in the buildings common area must be abided by at all times.
