1.5 room apartment (42m²) with car park in Berlin-Charlottenburg - Near Airport.
The apartment has a fast connection to the center. Our apartment is a beautifully furnished accommodation for 1-3 persons.
The apartment is in the leafy district of Charlottenburg for max 3 persons. Our apartment is nicely furnished and perfectly clean.
Refrigerator, 4-plate electric stove with oven, microwave with grill, spit and fan heat, top and bottom heat, coffee maker, kettle, toaster, egg cooker, fully equipped with pots, pans, dishes, glasses and cutlery.
Living room: Chippendale cabinet wall with cable TV, radio, DVD player, large corner sofa bed sofa (for 2 people).
Bathroom: toilet, bathtub, shower curtain, washing machine
Bedrooms: 1 single bed
Parking is available outside the house.

General conditions:

1. Reservation

The reservation of the apartment is via www.wimdu.de or www.wimdu.com

If the apartment to the desired date is free, the confirmation is made by the owner by email. The lease is therefore binding on both parties.

2. Payment

The payment for the rent has to be done to the portal www.wimdu.de or www.wimdu.com

The amount for the final cleaning is payable on arrival and key collection and presentation of identity card or passport in cash. Checks are not accepted!

3. Damage to the mechanism

By the tenant caused damage to the mechanism is to be announced immediately to the landlord and must be refunded. With loss of a key a fee is raised at height from € 150,00.

4. General behaviour rules

When leaving the apartment balcony door and windows are to be closed, since otherwise possible damage through storm or occurring rain goes debited to the tenant.

Since the apartment lies in a multi-family house, the tenant has to give consideration to the other inhabitants of the house and to avoid in particular rest-disturbing noise. Parties are not allowed. Radio or TV must be maintained at low volume.

After 22:00 clock Is to avoid loud conversations on the balcony. Further, the showering or bathing and using the washing machine after 22:00 clock is not allowed.

Our apartment is a Non smoking apartment. Smoking is therefore prohibited in our rooms.

Pets are not allowed.

5. Resignation from the lease/cancellation

With cancellation of the agreed upon renting period by the tenant no cancellation fees result, if the landlord knows the apartment for this period still to another tenant letting.

Otherwise the following cancellation fees must be raised:

- with cancellation until 28 days before beginning of renting 0% of the amount of renting
- with cancellation until 15 days before beginning of renting 40% of the amount of renting
- with cancellation until 10 days before beginning of renting 60% of the amount of renting
- with cancellation until 5 days before beginning of renting 80% of the amount of renting
- with cancellation on the day of the beginning of renting or nonappearance without prior notice100% of the amount of renting

6. Arrival and departure

If in advance nothing else was agreed upon, the apartment can be referred on the journey day starting from 14.00 o'clock.

On the departure day the apartment to 10,00 o'clock is free to give if nothing else was before agreed upon.

7. Adhesion of the landlord

The adhesion of the landlord is limited to resolution and or rough negligence. It is not responsible for disturbances by higher force, strike or transmission disturbances in the communications network.

The landlord is obligated to make the apartment available for the agreed upon period - it is, it by unexpected circumstances such as illness, accidents or other circumstances, as for example burst pipe or the like, prevented to make the apartment available in normal condition.

With such unusual circumstances the tenant gets the payment already made refunded without requirement on further payment of damages.

8. Salvatore clause

The inefficacy of individual regulations of these general conditions does not entail the inefficacy of the remaining conditions.

Area of jurisdiction in case of of disputes from the lease is a district court in Land Berlin.
