I love my absolute unique house. It is 150 m2 and has 3 floors, 2 outside terraces, and superb views over open water all around. At only 10 minutes from the city center you can barbeque at sunset and see all kinds of sailing ships float by. The modern house is built on stilts above the water and is connected to the dike with a castle bridge. I have installed a perfectly functioning wood burning stove which is a pleasure to use. It is built in a much visited architectural concept of floating on the water houses. IJburg is Amsterdam's newest Neighborhood and contains many innovative architectural features that will attract your attention, in walking distance you find Amsterdam's biggest warehouse filled with Dutch Design.
First floor: The house has a very open concept. You enter on the first floor which (email hidden) island where you can dine with your family and friends. There is also a large dining table with 6 chairs. As you can see on the pictures the windows are from ceiling to floor 3 meter in height, so lots of natural light comes flooding in. You can open the doors to let in the air and enjoy feeding the ducks which come floating to the house while you are having breakfast. There is an outside terrace with 2 benches and a large table, a barbecue is available to enjoy dinner and beautiful sunsets. This first floor also has a small bathroom with toilet.
Second floor: contains 4 large sliding doors that can create either one big open space or 2 bedrooms and a hallway. Also the modern Bathroom with bath and shower is situated here. There are two bedrooms, the first bedroom contains a double bed which can be transformed into 2 singles. The second bedroom has the same double bed that can be transformed into 2 singles and and an extra high quality 2 person Futon, so 4 persons can sleep here. As my house has 3 floors its easy to take for example the Futon to the 3rd top floor, which creates than a third bedroom. Also the couch in the upstairs living room contains a couch with sleeping quality springs, so It can be used as bed for one person.
Third floor: is the top floor and has amazing views of the water around the house, you can see the nearby fishing village. This floor also contains a perfectly and very romantic wood burning stove, there is always some wood available for you to use. This floor has the large couch and some pillows and sheep skins to create the perfect relaxing atmosphere. This living room also has an large 20m2 outside terrace. Here I have a large 6 person lounge to relax. The terrace is perfect to enjoy some sunshine and take in the views of the floating community.
The house has all natural oakwood floors, and of course all modem amenities are available, WIFI, DVD player with lots of dvd’s, flat screen TV with multiple language channels, wifi printer, stereo with CD player + cd's, reading books.
Unique is ofcourse that you can have this kind of house and water setting only a few minutes from the City Center. From my front door you walk 100 meters to the tram which arrives every 5 minutes from 6.30 till 00.30. The tram takes you in exactly 11 minutes to the heart of the City (Central Station/Dam Square) and from here you can walk towards our most famous attractions like the museum square or the red light district. After midnight you can take the nightbus system which drives every hour, but a taxi from any point in the center to my house is 25 euro.
There is no Parking space available with the house, but paid parking is around the corner and the P&R parking is also very near and cheap.
I like to welcome my guests myself to hand over the key's and explain the details of the house, answer some questions and give some advice if wanted. In the house are maps and information available which show you some insider tips the highlights of Amsterdam. I have good written information on restaurants, bars, festivals, museums, places to go which are for must visitors just below the radar. Nearby is the City Beach Blijburg, ideal for swimming and lounging (restaurant and bar), campfire at night and good Jazz performances.
Be respectful of the neighbours. Smoking is permitted only on the balcony.

We were a group of 6 friends in Amsterdam for a birthday. Met Frank at the house which is absolutely fantastic. The upstairs terrace was superb and the beds really comfy Frank left lots of local information which was really helpful. As a group of 6 we bought tram passes for the 5 days we were there which allowed us to travel freely around on the buses and trams. Even had a swim just outside the villa, wonderful.
We stayed here over New Year and Frank was a very welcoming host. He kept in regular contact before we stayed, answering all of our questions about taxis and supermarkets! He also made lots of suggestions of things to do in Amsterdam and some helpful tips regarding New Year opening times. When we arrived he had left a lovely bottle of cava as a welcome and had left a map with the tram routes marked on and some notes on the table for us.
The house itself is lovely, it's over 3 stories and has a lovely view of the water. It's clean, spacious and bright. The area was peaceful and was less than 10 mins into central Amsterdam on the tram which is just a few minutes from the house. There is also a convenience store a few minutes walk away.
We were a group of 6 young professionals in our late 20s/early 30s and we really enjoyed the house and the stay - would definitely recommend.

Only 12 minutes from Central Amsterdam by tram (every 5 mins to Central Station on the 26 IJBurg) but feels so different. The Dutch certainly have public transport sorted, all connected, very frequent services. We bought a 72 hour pass and it made life very straightforward.
House is spacious and warm and very easy to find. Incredibly quiet and tranquil location, after very busy days in the city. Only 4 years old and looks very modern, lots of glass . Stairs in the property are quiet steep and curved so if you had any mobility issues they may be tricky especially as the lounge is on the top floor. Views over the water are lovely.
Shops/supermarket (beware that the supermarket takes no credit cards and no Visa debit cards, only cash and Maestro) 1 tram stop further down and a good Italian restaurant (2 stops).
Frank is a very easy host and quickly responds to any questions you may have. It was a perfect base for us to explore Amsterdam and get a good night's sleep away from the noise of the city. If you want bustling nightlife etc then this area won't be for you. We were a group of ladies for a long weekend celebrating a 50th.
The house is very nice and central located. The rooms were clean and comfortable. Frank is very friendly and helpfully. We recommend this lodging.

It takes you only 10 minutes by tram to reach the central station of Amsterdam.
Frank gave us a warm welcome and all instructions we needed. And he provided different, very helpful maps of the greater Amsterdam area. So we had no problem to find the best way to the city by bike.

The kids liked the WLAN, the tv and the dvd very much and did some fishing from the living room.
We would rent this villa any time.

We stayed at this property during four nights and everthing was great. The house is really wonderful, fully equipped, with a modern and functional design and spacious enough for us: we travelled four adults and one baby and there was more than enough room for all of us. Beds are large and very comfortable, we could rest incredibly! Besides, the place is located in a calm, beautiful neighborhood, and its connection with the center of Amsterdam is very easy thank to the tram stop less than 2 minutes away on foot. You can get to the city center in less than 20 minutes!
Additionally, Frank's welcome was warm and friendly. Even before our arrival, he gave us all the necessary directions to get to the house (very easy to find, on the other hand, both if you travel by car or by public transport) and solved some doubts. And, once we arrived, he gave us all the information and tips to live in his house and also a lot of information and recommendations about Amsterdam and its surrounding area.
We would recommend the house to everybody and if I ever go back to Amsterdam (hopefully!) I am sure what my choice will be!
