RENTAL REGULATIONS

Caring Policy
We receive great pleasure from knowing you will have a great time in South Florida. If you have any issues we will be happy to resolve them in a timely manner. We, the Renters (also referred to as "Tenants" and "Guests") agree to the following:

*Check-in:
Check in time is 3:00 PM to 10:00pm. We will personally meet you in front of the rental. Please contact us at least one hour before arrival. We suggest two hours so you do not have to wait in front of rental. Special accommodations such as early check in can be made in advance.
*Check out:
Check out time is 11:00 AM. We may be able to accommodate a late checkout if needed (2-3 hours at most). We need at least a 24 hours advance notice for a late check-out request. There will be a half day charge if not vacated in accordance with this rental agreement. If you a do not vacate the place by 5:00 p.m. there will be another full day charge. When you check out simply leave your keys in the room and lock the door behind you.
*Extra Guests:
We can supply an air mattress for extra guests as long as the request has been made in advance and additional cost for extra guest(s) have been paid. Also, please note that maximum occupancy is pre-determined.
*Parking:
Parking is included in the majority of our rentals. Please make sure you get a written confirmation that your requested rental provides parking.
*Security Deposit:
If renter does not purchase security deposit insurance the following applies, the security deposit is not applied to the rent and will be returned to the Renter within 14 days following the Renter’s vacating the Rental Property, provided that no damage has been done to the unit and it’s contents, charges incurred by the renter have been paid in full prior to departure, any costs to repair or replace any damage or loss to the Rental Property has been deducted and the Terms and Conditions of this Rental Agreement have been satisfied. The security deposit will be held in a non-interest bearing account. It is the obligation of the Renter to surrender the Rental Property in good clean condition by the time specified, except for reasonable wear and tear. Renter shall pay for any damage to the Rental Property caused during his/her possession, or for any cleaning required by Renter’s failure to leave the Rental Property in a reasonable condition. There are no refunds for early departure, weather conditions etc.
*Description of Rental Property:
All of our rental properties are furnished with a microwave, coffee maker, refrigerator, oven, dishes, utensils, television, furniture, linens, etc. All items must exist and remain in good condition when renter vacates.
*Notice to Owner of Repairs Needed

*Terms and Conditions:

(a) Guests: No other person shall occupy the Rental Property at any time, except those registered in this Rental Agreement. Occupancy of the Rental Property is limited to person(s) registered except for occasional daily visitors and unless otherwise specified in writing by owners. Guest(s) and anyone in their party will be held responsible for their actions including theft, damage, neglect and/or carelessness for persons and property in and around the rental. Violation of these rules can and will result in forfeiture of Renter’s security deposit. (b) Noise: The Renter shall not make or permit any excessive, disturbing noise in or on the grounds of the Rental Property by himself, his family, agents, servants or visitors, nor permit such persons to do anything that will interfere with the rights, comforts, or conveniences of neighbors or other persons in the surrounding area. No excessively loud noise is permitted after 11:00pm.
(c) Consumption of Alcohol: There shall be no consumption of alcoholic beverages in or on the grounds of the Rental Property by any minor under 21 years of age, and there shall be no congregation or drinking on the street or adjoining areas surrounding the Rental Property.
(d) Smoking: There shall be no smoking inside the rental.
(e) Illegal Drugs: There shall be no use of any illegal drugs by any Renters, occupants or visitors in or on the grounds of the Rental Property.
(f) Pets: If pets are allowed, there is a pet cleaning fee of $100 per animal. There are no cats allowed in any of the rentals. Florida State has a leash law that states animals must be on a leash at all times outside of your abode. Dade County does not permit certain animals so please call in order to confirm that your pet is legal in Dade County. Please make sure you have received confirmation from our staff prior to booking.
(g) Complaints: Any complaints to the Police or Sheriff’s Department concerning the behavior of the Renter, Renter’s family, other occupants, guests or visitors while occupying the Rental Property shall, at the Owner’s sole option, result in immediate termination of this Rental Agreement.
(h) Right of Access: The Owner or the Owner’s agent shall have the right but not the obligation to enter into the Rental Property and upon the premises at all reasonable hours for the purpose of inspection, but the Owner agrees not to exercise this right in such a way as to unreasonably interfere with the quiet enjoyment of the Renter.
(i) Trash: Please discard trash in the proper receptacles. Please note most rentals provide navy blue bins used for recyclable materials and green bins are used for non-recyclable materials.
